Irving Lead Paint Removal provides lead dust cleaning and clearance testing in Irving for pre-1978 homes and rental units, after renovation or abatement, or where old paint has worn into dust on its own. Two different checks can close out the work. Cleaning verification is the renovator’s own test under EPA’s RRP rule, while clearance is an independent lab test after abatement and a stronger check before someone moves in.

For landlords, the clearance report doubles as a record for the next lease. We clean and arrange clearance in Irving, Farmers Branch and Euless.

Cleaning and testing steps

HEPA vacuum and wet cleaning

Ordinary vacuums blow fine lead dust back into the room. Specialist cleaning uses vacuums with HEPA filters and wet wiping with fresh cloths, working from the top of the room down and from the far end toward the door: ceilings and walls where needed, then sills, window troughs, baseboards and floors. Window troughs, the channel the lower sash sits in, collect dust and are cleaned with particular care.

RRP cleaning verification

Renovation jobs under RRP finish with a check the renovator does personally. Once no dust is visible, they wipe sills, counters and floor sections with disposable cloths and hold each one against a reference card from EPA. Any cloth darker than the card sends that surface back for more cleaning. Nothing goes to a lab, which is why an owner may prefer to write clearance testing into the contract instead.

Clearance dust sampling

Clearance is done by a certified inspector or risk assessor. After a visual check, dust wipes are taken from floors and windowsills, and from troughs where present, in several rooms, at least an hour after the final cleanup when the job was abatement, and a laboratory analyzes them. The report compares results with the applicable dust-lead levels. We quote no numbers here because Texas’s adoption of EPA’s 2024 values was unresolved in our research.

Re-cleaning when results fail

If a sample comes back above the applicable level, the area it represents is cleaned again and re-sampled, and the unit stays empty until it passes. Lab turnaround and a possible second round both belong in the turnover plan, so we do not promise a date for re-occupancy until results are in hand.

Turnover timing for rentals

Between tenants, cleaning and clearance are the last steps before the keys change hands, after any paint repair, door work or abatement is finished. Build the schedule backward from the move-in date: the work itself, final cleaning, the one-hour wait before sampling after abatement, lab turnaround, and room for a re-clean. In Farmers Branch, a 2021 city form calls for a new certificate of occupancy, with an inspection, whenever the tenants change, so that city step also has to fit in the same window.

Records to keep

File the clearance report with the abatement or renovation paperwork. Federal disclosure rules require landlords and sellers of pre-1978 housing to share the lead reports they have with new tenants and buyers and to keep signed disclosure records for three years. A passing clearance report from a vacant unit is also a useful baseline if a tenant later raises a lead concern.

Where the dust came from deteriorated paint in a rental, rental property lead hazard control covers the repairs that stop it returning. For a permanent fix to the painted surfaces themselves, see interior lead paint abatement. Everything else we do is listed on the Irving Lead Paint Removal home page.
